Federal Land has more stories to tell and it’s off to a good start
The Ty family-led Federal Land Inc. is seeing its most aggressive expansion yet in its more than five decades in the business, as the local real estate market continues to gain strength in the aftermath of the pandemic. “We’re preparing a few more (launches). We will continue with high-rise developments and hopefully, more horizontal (projects) towards the second part of this year. We continuously look for opportunities,” Federal Land chairman Alfred Ty said on the sidelines of the company’s launch of the 48-hectare Meadowcrest township in Biñan, Laguna. Better, stronger market While he declined to cite specifics, Ty said the number of project launches will be higher than 2023 as the market is “better” this year. “The market is getting stronger, but there’s a sector that’s still recovering from the pandemic. So we’re still cautiously optimistic in this sector. We choose our product lines and we make sure that the pipeline is well supplied for future developments. We’re also excited with our horizontal developments because these are choice properties sitting there ready to be primed,” he explained. Ty also pointed out that Federal Land has a landbank that’s ripe for development and a proficient, experienced team highly capable of bringing their visions to life. This combination positions Federal Land to capitalize on emerging opportunities in Philippine real estate. “Drawing upon 50 years of solid real estate experience and expertise, we are leveraging our strengths to reimagine and revitalize our existing township properties and create new and future-ready developments. Our aim is clear: to create fully integrated, interactive townships that are poised to stand the test of time, offering enduring value for generations to come,” Ty said. Meadowcrest is one of the 10 townships that will lay the groundwork for achieving Federal Land’s mission of creating dynamic communities for generations to enjoy Dynamic townships One example is the recently launched Meadowcrest whose land, according to Ty, has been with the family for more than 20 years. Federal Land president and COO Thomas Mirasol explained that Meadowcrest is one of the 10 townships that will lay the groundwork for achieving Federal Land’s mission of creating dynamic communities for generations to enjoy. “Meadowcrest will be a 48-ha multi-use, masterplanned township offering a distinct lifestyle and business environment that will be intimate yet complete. Its intimate footprint will allow for a thoughtful curation of residential blocks, retail shops, pedestrian lanes, park-lets, and bike lane networks among its scenic landscape. It offers residents a walkable neighborhood that seamlessly integrates with the natural surroundings,” Mirasol explained. At Meadowcrest, the 15-minute community concept comes to life, offering residents a lifestyle where essential amenities, recreational spaces, and a vibrant community atmosphere are all within easy reach—that is, within a short 15-minute walk or bike ride. Present at the launch were Federal Land’s top officials including (from left) Ar. Gilbert Berba, head of Urban Planning and Design Group; Alfred Ty, chairman; Thomas Mirasol, president and COO; and Stephen Comia, Project Development Group head. Inspired by ‘hygge’ These concepts, according to Mirasol, will also extend to the inaugural residential development within Meadowcrest called Hartwood Village. The 11.3-ha Hartwood Village offers only 110 prime lots, ensuring an intimate and exclusive living experience for its residents. Its masterplan highlights the importance of open spaces and pedestrian mobility, encouraging residents to embrace a lifestyle that prioritizes well-being and community interaction. “As the first residential enclave within Meadowcrest, Hartwood Village will set the standard for the community-centric lifestyle that will define the township. Hartwood will draw inspiration from the Danish principle of ‘hygge,’ creating a harmonious blend of modernity and tranquility. Here, the principles of hygge—coziness, simplicity, and contentment—will envelop residents in a warm suburban enclave where you can savor the familiar flavors of home,” Mirasol said.At Meadowcrest, the 15- minute community concept comes to life. Rising in Laguna, Meadowcrest will allow for a thoughtful curation of residential blocks, retail shops, pedestrian lanes, parklets, and bike lane networks among its scenic landscape. ‘More stories to tell’ The unveiling of Meadowcrest and Hartwood Village is just one of the many exciting launches that homebuyers and investors can look forward to about Federal Land. Last year already saw significant market introductions including The Observatory, a 4.5-ha mixed-use development in Mandaluyong City; Riverpark, a sprawling 600-ha township in General Trias in Cavite; and within this township, Yume, an 18-ha Japanese-inspired nurturing neighborhood that offers the perfect setting for families to grow and thrive. Yume and The Observatory are being developed by Federal Land NRE Global Inc. (FNG), a strategic partnership between Federal Land and Japan’s Nomura Real Estate Development Co. Ltd.
