Transforming urban landscapes
Federal Land’s story began in 1972 when it was founded as Federal Homes, Inc. by the visionary George S.K. Ty. The developer’s initial focus was on mixed-use office and residential buildings in Binondo, Manila, such as Tytana Plaza and Mandarin Mansion, designed to cater to the specific needs of the Filipino-Chinese business community. These early projects were among the first to introduce high-rise living and office spaces in Manila, setting a new standard for urban development.
The developer’s rebranding to Federal Land, Inc. in 2002 marked its evolution from a focus on residential and office developments to becoming a full-fledged real estate developer. This shift included commercial spaces, hotels, and master-planned communities. Over the decades, Federal Land has expanded its reach across Metro Manila, Cavite, Laguna, and Cebu, delivering many firsts that have reshaped the urban landscape.
It introduced branded residences in Cebu with Marco Polo Residences, delivering a unique blend of the prestige of a global brand, hotel-like amenities, and panoramic views of the sea, city, and mountains. Federal Land also developed Grand Hyatt Manila Residences in BGC, the first residential condominium in Southeast Asia to carry the prestigious Grand Hyatt brand. It offers hotel-like living at its finest and embodies true luxury and impeccable style.
The Seasons Residences brought the first authentic Japanese-themed development to the country, alongside the Philippines’ first MITSUKOSHI mall, redefining retail and residential experiences.
In the ultra-luxury segment, The Estate Makati, a joint venture with SMDC, is the first residential project in the country designed by the world-renowned Foster + Partners, showcasing world-class architecture.
